All rental properties must comply with the Healthy Homes Standards within 90 days of any new or renewed tenancies after July 1, 2021. These standards ensure that tenants are living in safe, comfortable, and fully liveable rental properties at all times.

All main living rooms are required to have a fixed heating device that is capable of heating the room to at least 18°C. At Harcourts Grenadier, we have specialised assessment tools to determine the heating capacity required or each individual room in a residential rental property, so we can work with owners to provide the appropriate solutions.

The Healthy Homes Standard requires the minimum level of ceiling and underfloor insulation must either meet the 2008 Building Code, or have a minimum thickness of 120mm without any signs of dampness, damage, or displacement. The regulations also specify when insulation exemption applies.

All rental properties in Christchurch must have adequate drainage and guttering. If a rental property has an enclosed subfloor space, it must an on-ground moisture barrier, which stops moisture rising into the home.

Any gaps or holes in walls, ceilings, windows, floors, and doors that cause unreasonable draughts must be blocked. This includes any unused open fireplaces and chimneys.

Smoke alarms are your first line of defence against fire damage in your fire damage. All tenanted properties must comply with requirements in respect to smoke alarms, imposed by the Residential Tenancies (smoke alarms and insulation) regulations 2016.

Landlords need to have working smoke alarms installed in all of their residential rental homes. Any replacement alarms installed after 1 July 2016 (other than hard-wired systems) need to have long-life batteries fitted and be photoelectric in nature. All existing alarms need to be tested, at a minimum at the beginning of each tenancy (or every 12 months) to ensure they work too. Failure to do so may void any fire-related insurance claims that you may have. Landlords can receive fines of up to $7,200 (including exemplary damages) for not meeting their obligations under the act.

 Unfortunately, the testing of smoke alarms by our Property Managers is outside of the scope of what they are trained and insured to do, so we ask that you either provide us with the details for your alarms or allow us to arrange a professional inspection by our approved smoke alarm provider. We have a specialist trusted supplier who services our Landlords properties for us, including replacement batteries/units when required. The majority of our landlords take up this service to ensure the safety of their investment.
