Here’s how to make the most of your pre-settlement inspection.
Coordinate a time with your real estate agent to carry out the inspection before settlement day. Your agent will liaise with the current owner or tenants to arrange access, giving you the opportunity to thoroughly check the property.
Before attending the inspection, go through your contract of sale as well as any building and pest inspection reports. Having these documents on hand will help you identify any discrepancies and ensure that the property meets the agreed conditions.
Inspect the property carefully to confirm that all contract inclusions are present and that any promised repairs have been completed. Take note of any damage, missing items, or concerns, and raise them with your agent or solicitor to be addressed before settlement.
Turn on light switches, test power points, and check appliances such as ovens, range hoods, and dishwashers. Run taps and showers to check water pressure and drainage, flush toilets, and ensure heating, cooling, and any pool equipment are functioning properly. Identifying issues now can help you avoid costly fixes later.
Walk through the gardens and exterior spaces to confirm that landscaping, plants, and outdoor inclusions are as expected. Check for leaking taps, blocked gutters, or damage to fences, windows, or outdoor structures.
