I can’t believe it’s almost the end of 2021 – a year that has certainly seen significant changes in the way we live, the way we work, and the way we connect with each other.
With summer here, will we have a warm, cool or hot summer for the market? With national home values up 1.3% for November, this marks the 14th consecutive month of positive value growth.
Houses continue to outperform units, regional markets and rental growth remain strong and a rise in listings is contributing to a subtle softening in vendor metrics such as days on market and auction clearance rates. You can watch the video with myself and Tim Lawless from CoreLogic discussing how the market might react in the coming months.
The latest CityPulse 2021 report from PwC looking at the future of Victoria, it’s quite clear that as we move into 2022 we are all looking for more opportunities to love where we live and work as our previously quite separated parts of our lives become even more entwined with so many of us working from home over the past 2 years.
The insights from this report not only show skyrocketing liveability for more Greater Melbourne suburbs, it also shows that staying connected to the CBD is still very important to many people as the heart of our city, and a hub of commerce, creativity and leisure.
Find out where your suburb sits in the interactive map on the CityPulse 2021 website – perhaps your suburb is a lot more liveable than you think!
As we move into the summer months, it’s also time to remember the air conditioner. When the outside temp hits 35c, this is not the time to find out the aircon doesn’t work!
Here are a few tips to keep your aircon in great working order.
Routine inspections are a continuous process we take very seriously to ensure our rental properties are meeting the minimum rental standards as introduced earlier this year. If you’ve wanted to know more about what is involved in a routine inspection, you can read more about them in this article or simply give our team a call and we can take you through what it means for you and your property.
We’re incredibly proud to offer our clients award winning financial options with our mortgage partner, Capital For Castles. Jodie and Mohit were recently awarded the Australian Broker Magazine Fast Starter 2021 award and we couldn’t be more pleased for them. It’s a wonderful recognition of their hard work and we are excited to see what options our customers have in 2022 when it comes to building their property portfolio or helping their family members enter the property market.
Solar Victoria and is seeking insight from rental providers about achieving energy efficiency in their rental properties. These insights will help shape how the Victorian Government communicate a range of government rebates in 2022 so please click on the button below to start the survey.
They are also looking for about 10 home rental providers and 10 commercial rental providers to conduct one-on-one interviews with, so if you would like to share your feedback and be rewarded with a $100 Myers voucher, please get in touch with me via email sadhana.smiles@harcourtsmove.com.au to express your interest.
Finally, the team at Harcourts Move are looking forward to taking some well deserved time off to spend some quality time with our families, and we hope all of our valued clients and renters are able to do the same.
Our office will be closed from 1pm on 23/12/2021 and will re-open 8.30am on 04/01/2022.
Don’t forget we are here to help you with any questions in relation to your property, so get in touch if you’re unsure about anything and we hope you and your family enjoy some well earned time together.
Stay safe, enjoy the end of a very long year, and stay connected,
Sadhana Smiles
